Binghatti Starlight's original payment plan is 70/30: 20% down payment on booking, 50% during construction in staged installments, and 30% on handover in Q2 2026. This is a distress off-plan assignment. The buyer assumes the seller's original SPA payment obligations. Near-handover status means construction payments are largely settled. On assignment: DLD Oqood transfer fee 4% (~AED 28,400 on AED 710,000), trustee fee (~AED 4,200), buyer agency fee ~2% (~AED 14,200). Post-handover annual service charge: ~AED 6,881 (~AED 15.36/sqft × 448 sqft).
